Investing in Lombok
By Mathieu MAILLOT — 6 min read

Lombok is a more recent market than Bali. The locations do not have the same level of infrastructure: Kuta Lombok, Mandalika, Selong Belanak, Tanjung Aan and Are Guling. Distinguishing them clearly is part of the analysis. None of these areas announces a yield, a capital gain or a horizon for value growth.
Deciding where to invest in Lombok means examining the property maturity of each area. Some beach villages already show intense demand and complete infrastructure; others are only starting to develop and present a different balance of risk and opportunity.
Kuta Lombok is the best-equipped area in the south, with access from the international airport and a villa offer already in place. Mandalika brings together a public tourism project, hotels and infrastructure. Tanjung Aan and Selong Belanak are more open beaches. Are Guling is quieter, with a surf scene.
It is hard to discuss property investment in Lombok without mentioning Kuta. A genuine living centre of the south of the island, this village offers fashionable restaurants, hotels and an active nightlife. Proximity to the airport is part of the context. Short-term letting does not follow from that: it depends on the property, demand, costs and authorisations.
No price per square metre is stated. Liquidity in an area and a regular yield are not acquired.
The Mandalika project, driven by the Indonesian government, aims to make the south coast a flagship ecotourism destination. It includes the MotoGP circuit, large hotels and a great deal of new infrastructure (roads, reliable networks).
This renewal attracts large operators and stimulates land values. An investor focused on medium-term capital growth will find an opportunity here, while keeping in mind the uncertainties linked to the actual pace of the works and to the balance of the tourism market.
A rental project depends heavily on tourism pressure and on access. BPS statistics for West Nusa Tenggara are published at the BPS Nusa Tenggara Barat website. They describe the province’s economy and tourism. They do not give a villa price or a villa yield.
Access and the range of accommodation describe an area. On their own, they do not have an effect on the yield. The result of an operation depends on the property, its location, demand, costs and authorisations.
The areas of Lombok are not alike. Proximity to the sea, access and the level of infrastructure change the project. No price gap with Bali is stated.
Kuta Lombok is the most developed area in the south, close to the airport and to services. Mandalika concentrates a tourism project and accommodation. Are Guling and Selong Belanak are quieter. None of these areas states a price, a rise or liquidity here.

| Are Guling | A more discreet area, more about surf and quiet. | Development there is less advanced. |
The question of full ownership concerns many French-speaking buyers. In Indonesia, the Hak Milik regime (full ownership) is reserved for local citizens only. The alternative often consists of using a company or opting for leasehold (a long lease), which are lawful and widely used solutions.
The choice is between a villa, buildable land or a bungalow already delivered. Each formula changes management, authorisations and resale clauses. The applicable tax and any resale are read on the file, not on the type of property.
Kuta Lombok and Mandalika concentrate more tourism projects. Tanjung Aan and Are Guling are less advanced. None of these areas is a safe bet, and no horizon for value growth is stated.
Selong Belanak suits a lifestyle purchase (a second home, family letting) or portfolio diversification, taking advantage of gradual land appreciation and a more authentic experience of Indonesia.
Mandalika concentrates infrastructure and visibility linked to a public tourism project. The works timetable is checked for each property. That visibility sets neither a price nor demand.
So far, the evolution of Mandalika benefits the whole of the south of the island. To invest with care, it is better to anticipate the cycles linked to the actual delivery of tourism facilities.
Beyond the classic risks of international investment (currency movement, local regulation), the major issues lie in the stability of tourist demand outside the season and in the reliability of ownership titles. Relying on legal advice makes it possible to check the documents, the rights and the applicable authorisations. That recourse is not a guarantee of compliance.
Some areas, such as Are Guling, also remain vulnerable to uneven development, with possible fluctuations in tourist numbers or delays in building essential roads and networks.
Budgets vary with location, area, the condition of the property and the right transferred. No land or villa price is stated here, for lack of a dated official source. A villa under hak milik is not the right open to a foreign buyer. Resale potential depends on the area and on the right actually held.
Tax varies with the acquisition structure (direct purchase, company, lease). You should plan for transaction taxes, an annual tax and tax if declared rental income is received.
Lombok confirms its status as a favoured destination, both for buying a villa for sale on instinct and for building a solid portfolio as an expatriate or an informed investor. The arrival of capital and the modernisation of air access open rare windows in which to weigh a high rental yield against lasting capital growth.
Secondary areas do not have the same level of infrastructure. Waiting creates neither an acquired opportunity nor stability. Risk depends on the project, the location, the developer, the legal conditions and the market.

We advise international investors looking in Bali and Lombok: location, budget, how to hold the asset, and which projects to consider.
