The offering covers an individual villa as well as the development of several villas. In both cases, the support is coordinated, from the search for land through to handover, with the possibility of arranging management and rental operation afterwards.

Defining the project
Clarify the number of units envisaged, the development brief, the areas, the equipment, the overall budget and the objectives for use or operation.

Searching for the land
Review, in particular, whether the land can accommodate the number of villas wanted, together with access, technical constraints and the infrastructure required.

Land checks and acquisition
Coordinate, with the qualified professionals, the legal, land, planning and contractual checks suited to the nature and scale of the project.

Architecture and design
Design an individual villa, or a master plan for several units, with circulation, shared spaces and any shared equipment.

Administrative authorisations
Take account of the authorisations and requirements that apply to an individual project, or to a property development comprising several buildings. These steps are followed with the professionals concerned.

Construction and monitoring
Coordinate the works, including when several units progress together: possible phasing of the works, shared infrastructure and overall monitoring.

Fit-out and handover
Prepare the handover of one villa, or of several villas, with their equipment, their fit-out and, where relevant, the shared spaces.

Arrange, if you wish, the maintenance, the concierge service and the rental management of one villa or of a group of villas, subject to the authorisations and conditions that apply.

After handover,if you wish
Handover is not necessarily the end of the support. For an individual villa as for several villas, it is possible to arrange maintenance, concierge services and rental management afterwards.
What follows depends on the development, the number of units and the authorisations that apply. It is defined with you. No occupancy level and no income is announced at this stage.

Does the support concern one villa or several villas?
Both. You can build a personalised villa, for personal, rental or mixed use, or develop a group of villas intended as an investment or a property operation. The sequence adapts to the number of units.
Does BEL-AIR carry out the building work?
No. BEL-AIR coordinates the project: search for the land, design, procedures, monitoring of the construction and handover. Design and building work are entrusted to the professionals concerned. BEL-AIR is not presented here as the company that builds.
Can a villa project be followed from abroad?
Yes, monitoring can be organised remotely: centralised exchanges, progress of the phases and points to approve. That does not delegate your decisions or your obligations. You remain the person who decides.
How are the legal and land checks approached?
They are coordinated with the qualified professionals, and adapted to the nature of the project, whether it comprises one building or several. This page does not replace personalised legal advice.
Is rental management included automatically?
No. After handover, it is possible to arrange maintenance, concierge services and rental management for one villa or a group of villas, subject to the authorisations and conditions that apply. It is neither automatic nor a promise of results.
